# Sharp Narrowing of Quarterly Loss as Revenue Rises

Aditya Birla Real Estate Limited reported revenue from operations of ₹188.85 crore for the first quarter of FY2026-27 (ended June 30, 2026), up 128.6% from ₹82.61 crore in the previous quarter and 29.7% from ₹145.56 crore a year earlier. Total expenses were ₹287.34 crore, rising only 1.96% sequentially. As a result, the pre-tax loss narrowed to ₹81.62 crore from ₹186.13 crore in the prior quarter, and the net loss narrowed to ₹34.59 crore from ₹110.31 crore. On a year-over-year basis, however, the pre-tax loss was wider than the ₹50.63 crore recorded a year ago.

## Revenue and Total Income

Revenue from operations climbed sharply in the current quarter, more than doubling the level seen in the preceding three months. In the preceding three quarters, revenue ranged from ₹81.17 crore to ₹97.84 crore, making the current ₹188.85 crore figure notably higher.

Total income, which combines revenue from operations and other income, increased 109.51% sequentially to ₹205.72 crore and 30.69% year over year. Other income contributed ₹16.87 crore in the current quarter.

## Expenses

Total expenses for the quarter were ₹287.34 crore, an increase of just ₹5.52 crore from the ₹281.82 crore reported in Q4. Despite the sharp rise in revenue, total expenses grew only modestly. Year over year, expenses expanded by 38.12% from ₹208.04 crore.

The primary driver of the controlled expense growth was a significant decline in other expenses, which fell 32.42% from ₹152.49 crore in Q4 to ₹103.05 crore in the current quarter. This decrease offset a concurrent rise in finance costs, which increased 25.39% sequentially to ₹25.83 crore. Finance costs also rose substantially on a year-over-year basis, increasing from ₹7.06 crore a year ago.

Other major expense lines reported for the quarter included cost of materials consumed at ₹82.43 crore, employee benefit expense at ₹59.79 crore, and depreciation at ₹17.35 crore. Comparative figures for these specific lines are not available for prior periods.

## Profitability

The combination of higher revenue and contained expenses drove a substantial sequential improvement in profitability. Profit before tax (PBT) improved by ₹104.51 crore, moving from a loss of ₹186.13 crore in Q4 to a loss of ₹81.62 crore in the current quarter. Profit before exceptional items and tax followed a similar path, improving from ₹183.63 crore to ₹81.62 crore. In the current quarter, profit before tax and profit before exceptional items and tax were identical, whereas in Q4 and Q3, profit before tax was lower than the pre-exceptional measure by ₹2.50 crore and ₹22.29 crore, respectively.

Year over year, the pre-tax loss widened by ₹30.99 crore, moving from ₹50.63 crore a year ago to ₹81.62 crore currently.

Tax expense acted as a credit in both periods, reducing the reported loss. The tax credit was ₹16.04 crore in Q1, compared with a larger credit of ₹81.27 crore in Q4. Consequently, the net loss narrowed by ₹75.72 crore sequentially to ₹34.59 crore, though this remained a wider loss than the ₹27.08 crore reported a year earlier.

Basic and diluted loss per share from continuing and discontinued operations was ₹-3.48 in the current quarter. In Q4, basic EPS was ₹0.98 and diluted EPS was ₹0.97; a year earlier, both basic and diluted EPS were ₹-2.30.

## Segment Performance

Segment revenue from operations reached ₹956.13 crore in the current quarter, up 7.75% from ₹887.40 crore in Q4 and 16.18% from ₹822.97 crore a year ago. Segment profit before tax narrowed to a loss of ₹40.41 crore, an improvement of ₹98.43 crore from the ₹138.84 crore loss in Q4.

The improvement in segment PBT of ₹98.43 crore accounts for the majority of the ₹104.51 crore improvement in total company-level PBT. Segment revenue from operations was materially larger than the company-level revenue from operations of ₹188.85 crore, indicating a divergence in how business activity is measured across consolidated and segment reporting levels.

## Management Commentary

Management highlighted a strong start to FY27 with collections rising 31% YoY to ₹713 Cr, driven by sustained demand in premium residential segments across key markets. The company entered the Navi Mumbai redevelopment segment with a ₹2,600 Cr Vashi project, reflecting its strategy of targeting high-potential micro-markets with disciplined execution. Management outlined a robust FY27 launch pipeline of ~₹9,600 Cr GDV, supported by strategic alliances with IFC and Mitsubishi Estate. The completion of the pulp and paper divestment allows full focus on scaling the real estate business, with a total portfolio GDV of ₹73,858 Cr.

## Key Takeaway

The dominant financial story for the quarter is the sharp sequential reduction in operating losses. Revenue from operations more than doubled from the previous quarter while total expenses rose only slightly, aided by a meaningful decline in other expenses. These movements reduced the pre-tax loss by ₹104.51 crore and the net loss by ₹75.72 crore. However, the business remains in a transition phase financially, as the pre-tax loss widened by ₹30.99 crore year over year and the net loss was larger than the same quarter last year. Segment results mirrored the overall trend, with segment revenue and segment pre-tax results both improving sequentially.
